This is a full-time only version of the MSc Offsite Housing Construction course that aims to provide an industrial placement opportunity during Semester 3 (May to October). This extends the minimum learning period to 15 months. You will have the opportunity to do a six-month industrial placement with a top UK offsite construction organisation, for a real taste of the UK construction industry.

This innovative programme offers a multi-disciplinary, practice-based approach toward offsite housing construction. This course is specifically designed to address national, European and international market needs for delivering houses faster without compromising quality using innovative and modern methods of construction.

This course is being developed in response to the anticipated demand for offsite construction in the next 10 years nationally and internationally. By focusing on real-world projects and case studies, the course will expose students to live issues currently being faced by the offsite construction sector. Understanding these problems and developing solutions will ensure students are at the forefront of the industry.

A Master’s degree in offsite housing construction would enable you to better manage offsite construction projects through a broader understanding of issues relating to process efficiency and productivity improvement.

This course aims to meet the increasing demand both nationally and internationally for the use of offsite construction, and in particular the need to implement this paradigm shifting approach for housing. There is a need for professionals with a thorough understanding of the design, manufacturing and construction processes involved in the development of offsite housing. As a student, you will develop a full understanding of the methodologies used during the prefabrication process and gain hands-on experience of how emerging tools and technologies including BIM can be implemented to support prefabricated construction. You will engage with real-world scenarios and world-leading practitioners to develop the ability to critically appraise methods and encourage innovative thinking, which can be implemented for practical decision making.

The course is directly aligned to the offsite construction sector, and by studying this, you will gain direct knowledge of current industry practices. Industry partner MOBIE (Ministry of Building Innovation and Education) is an education and training charity that inspires new generations into the building profession to fundamentally transform the way we think about, design, and construct homes. Building Information Modelling (or BIM) is fast becoming an integral aspect of the construction industry. This new approach goes beyond the norms of Computer Aided Design (CAD) and opens up the possibility to integrate 3D modelling and digital information into the entire construction process. In this module you will critically investigate and analyse the theory behind BIM and how it is implemented throughout all phases of the design and construction process. We will look at the financial and business benefits that BIM can offer and how new emerging technologies and standards impact on its application for designers, constructors and facilities managers. In addition we will also look at the practical implementation of BIM through the use of industry standard software tools.

The aim of this module is to provide students with in-depth knowledge and understanding of housing construction for the 21st century. The module will review strategic level requirements surrounding the need for housing, in respect to regulatory frameworks as well as developing an understanding of how the form and function that housing should adapt to suit changing demographics. Drawing a range of multidisciplinary sources including urban planning, architecture, geography, sociology, technology and issues around brownfield regeneration, the module will understand how the nature of housing will evolve. From this, the module will identify how emerging materials and construction processes can be exploited to meet the needs of future houses and will identify how emerging technologies can be implemented for the sustainable design, construction and operation of future houses.

The concept of innovation will be explored including discussion of typologies, prevailing standards for managing innovation and the differentiation between push and pull innovation management. The implications of innovation on offsite construction will then be explored in more depth including the core need for innovation in housebuilding and how quality can be maintained. Drivers and barriers of innovation in offsite construction will be analysed, including issues around managing this in relation to the product, business, process and organisation.

The strategic management of the business case for programmes and projects from the concept, design and definition stages through to implementation of the built or finished product. Strategic advice and management to and for the client including finance and investment.


This course will be delivered from our £100 million Springfield Campus. From this campus, our School of Architecture and Built Environment is strategically positioned to enhance your attainment in a vibrant, professional and supportive learning environment with state-of-the-art learning technology and facilities. Dealing with both the technical and softer people-related attributes of effective offsite construction project delivery from initiation to commissioning, you will have the opportunity to gain comprehensive knowledge and experience through real-world and work-based projects.


On successful completion of the course, you will:

  • Appraise, critically analyse, and evaluate offsite construction processes including how this can be strategically implemented and effectively managed with respect to operational contexts.
  • Analyse a range of methods to identify requirements for the design of offsite housing solutions in a particular socio-cultural context using complex, incomplete, or contradictory evidence.
  • Select and justify the use of a range of technological processes for the implementation of offsite construction, including use of advanced design software.
  • Examine the legal context of implementing offsite construction in particular for the housing sector with due regard for ethical and political constraints.
  • Acquire knowledge through academic, industrial and practical research and apply solutions to a range of complex issues, adopting suitable approaches to problem-solving and decision-making.
  • Take responsibility for and organise your own learning through self-management and independent study, and continue to advance your own knowledge and understanding while developing new skills to a high level.

These fees relate to new entrants only for the academic year indicated for entry onto the course, any subsequent years study may be subject to an annual increase, usually in line with inflation.


A second-class honours degree in a construction related discipline, or equivalent, is required for direct entry onto the Master’s programme. Students are selected using application form and references in the first instance. However, if you have a compatible non-cognate degree and/or have relevant industrial experience you may be interviewed and if successful offered a place on the Masters course or on the postgraduate certificate version of the course with the potential to extend this to a full Master’s degree. or A Postgraduate Certificate in a construction related discipline, or a related subject with a minimum of grade C in all modules.
